Miami at the top of the market splits in two, and the split is not about taste. A bay lot in the Grove or on the Venetian Islands is priced on frontage, depth and the run to the inlet. A residence in a Brickell or Edgewater tower is priced on the view corridor, the floor plate and the health of the association that owns the building around you. Same city, same budget, two entirely different sets of questions.
I ask both sets before we tour. On a house I want the seawall age, the dock depth at low tide, the bridge clearance to Government Cut or Haulover, and the permit history on every addition. On a tower I want the milestone inspection, the reserve study, the master policy and the last two years of board minutes. Tell me which product you are after and I will start pulling the documents the same day.
What to check before you buy
Which route the boat takes to open water
From a Miami dock you are heading for Government Cut or Haulover Inlet, and the bridges and causeway spans in between set the height you can ever clear. I trace the exact route for the address, not the neighborhood.
Seawall condition and the bay exposure
A bay-facing seawall takes more weather than a canal wall. I look at the age, the cap, the tie-backs and how the lot handles a hard east wind, then I get a marine contractor to price what is coming.
Historic district and tree rules
Morningside, Belle Meade, the Roads and much of the Grove sit under review that governs exterior changes, and Miami-Dade also permits tree removal. If your plan is to rebuild, read the rules before you buy the lot.
Building documents on a tower residence
For a condo I read the milestone inspection status, the structural integrity reserve study required since 2022, the master insurance policy and two years of board minutes. That package tells you more than any tour.
How the property will actually be used
Short-term rental rules change by zoning district and by building, and a pied-a-terre plan can run into occupancy limits. Tell me the plan up front and I will keep the search inside what the rules allow.

Which part of Miami commands the highest asking prices?
They sit on the bayfront: the South Bayshore stretch of Coconut Grove, the bayfront towers in Brickell, the bay lots in Morningside and the Upper East Side, and the Biscayne and San Marco island lots. Wide water, private dockage and a bay or ocean view drive this market. Ask me which of those are trading and I will pull the live listings.
House or tower residence in Miami?
It depends on what you want to maintain. A bay lot gives you land, a dock and full control of the exterior, plus a seawall, a roof and insurance to manage. A tower gives you lock and leave with an association budget you inherit. I price both against your actual plan.
What makes one Miami bay lot worth more than the next?
Water frontage in feet, depth at the dock at low tide, whether any fixed span sits between you and the ocean, and the exposure when the wind comes out of the east. Square footage inside the house moves the number far less than those four.
Are older houses in the historic districts a problem?
Not a problem, but a different project. A 1925 house in Morningside usually has original openings, older wiring and a roof with a documented history, and exterior changes go through review. I pull the permit record and the district guidelines before you offer.
