South Florida is not one luxury market. It is a string of them, and they price on different things. A canal lot in Fort Lauderdale is priced on water and bridges. A Palm Beach block is priced on the ocean and the landmark rules. A Sunny Isles tower is priced on the building, the reserves, and the line of the view. The word luxury travels between them. The number behind it does not.
So I built this the way I work: one page per city, each with the price the market actually starts at, the neighborhoods where the inventory sits, and the things I check before I let a client write an offer. What to check before you buy
The water, before anything else
On a waterfront lot the dock decides the value. I measure the usable dockage, read the depth at low tide rather than at the photo shoot, and count every bridge between that seawall and the inlet. One fixed bridge changes what the lot is worth and what boat can ever sit behind it.
The seawall and the elevation
A seawall has an age and a condition, and replacing one runs into six figures. Elevation sets the flood zone, and the flood zone sets the insurance. I want a real insurance quote inside the inspection period, not an estimate after closing.
What the association controls
Gated communities, historic districts and barrier island towns run architectural review. That governs roofs, paint, windows, docks and landscaping. If you plan to change the house, read those rules before you buy it, not after the plans are drawn.
Condo reserves and the 2022 law
Florida's 2022 condo safety law requires milestone inspections on older buildings three stories and up, and a structural integrity reserve study that the association can no longer simply waive. A funded reserve and a finished inspection are worth more than a lobby renovation.
Questions I hear a lot
What counts as a luxury home in South Florida?
It depends on the city, which is why each page here has its own floor. In Weston or Plantation the luxury conversation starts around a million. In Fort Lauderdale it starts higher. On Palm Beach it starts higher again. I set each floor from what the market actually lists, not from a slogan.
Where are the highest asking prices right now?
The top of the market sits on deep-water and oceanfront lots: the Fort Lauderdale finger isles, the Palm Beach ocean blocks, and the bayfront in Coral Gables and Miami Beach. The number you see on this page comes straight from the MLS feed, so it moves when the feed moves.
Do I need a different agent in each city?
No. I work across Broward, Miami-Dade and Palm Beach counties, and I read the same things everywhere: the water, the seawall, the elevation, the association, and the building. Send me the cities you are weighing and I will tell you where your budget goes furthest.
Can you show me homes that are not listed publicly?
Some owners at this level prefer a quiet sale, so I work my brokerage network as well as the MLS. Tell me what you are after and I will ask around before it is on a portal.
