Eagle Trace A gated golf community on the west side built in the 1980s, with fairway and lake lots, mature landscaping and larger parcels than most of the city. Steadily renovated rather than replaced.
Heron Bay A large gated development straddling the Coral Springs and Parkland line, built from the late 1990s in separate walled sections around a series of lakes. The most consistent construction years in the city.
Turtle Run An established section of 1980s and 1990s houses on lake lots and cul-de-sac streets, with the kind of lot depth that is hard to find in the older eastern half of the city.
The Ramblewood section Established streets of 1980s two-story houses on wide lots with heavy canopy, several backing to water, in a part of the city that has aged into its landscaping.
The lake streets off Coral Ridge Drive Ungated waterfront blocks where the stormwater lakes are widest. Lake frontage outside the gates, with the same rules about what floats on it.

Coral Springs was laid out and built almost entirely between 1970 and 2000, so it reads differently from the coastal cities on this list. There is no inlet, no Intracoastal and no dockage. What there is instead is a large stock of houses on lake and golf frontage inside communities that were planned together and are still governed together.

That makes my diligence here mostly documentary. I read the declaration, the architectural standards, the assessment history and the water rules before I read the house, because on an inland lot those documents decide what you can actually do with what you buy. Then I look at roof age, window rating and lot depth, which are the three things that separate two houses on the same street more than anything inside them does.

What the lake is, and what is allowed on it

Almost all Coral Springs water is a stormwater management lake, not a navigable waterway. Most permit no gas motor and none of it reaches the ocean. If you pictured a boat, say so now and I will point you east.

The association's architectural standards before you plan a thing

This city was built to a standard and most communities enforce it. Roof color, paint, driveway material, fencing and even landscaping can require approval. I read those rules before you make an offer, not after.

Roof age and whether the glass is impact rated

Much of the housing stock here dates from the 1980s and 1990s. Roof age and window rating are the two line items that move an insurance quote the most on an inland house, and both are easy to confirm up front.

Golf course frontage and what backs onto it

A fairway lot is not automatically a premium lot. Which hole, which direction of play, the setback and whether netting exists all change how the lot lives. I walk it before you pay for the view.

Whether the community is inside a gate or inside a special district

Some sections carry community development district assessments in addition to the association dues, and the two show up in different places. I want the whole carrying cost on one page before you write an offer.

What does the top of the Coral Springs market look like?

Larger lots on lake or golf frontage inside the gated communities, principally Heron Bay, Eagle Trace and Turtle Run, plus the deepest lake lots on the ungated streets. Lot size and frontage set the ceiling here. The count and the highest asking price above come from the MLS feed.

Is there waterfront in Coral Springs?

There is lake frontage on a great many streets, but it is inland stormwater rather than navigable water. You get the view, the setback and the light. You do not get a route to the Intracoastal or the ocean from your back yard.

Can I put a boat on the lake?

Usually only something small and unpowered, and the rule comes from the association or the water control district rather than from the seller. I confirm it in writing for the specific lake before you count on it.

How much does the association govern here?

A lot, and that is the trade. This city was planned and the standards are why it looks the way it does. If you want to repaint, re-roof, fence or build a pool, read the rules first. I will pull them during diligence.

Coral Springs or Parkland?

Parkland is newer, with larger minimum lots and lower density. Coral Springs has more inventory, more variety in construction era and far more lake frontage. Both are inland, so neither answers a boat question.
