Weston is a master planned city that went up in a compressed window, mostly between 1985 and 2005, and the upper end reflects that. The estate sections are Windmill Ranch Estates, the larger parcels in The Ridges, the lake sections of The Islands, and the fairway and lake lots at Weston Hills. They share a construction era, an architectural standard and a street layout, which makes comparing two houses here much simpler than it is on the coast.

What varies is lot size, lake frontage and how much of the original house is left. My checks reflect that. I read the section’s architectural guidelines, the roof and opening history, the wind mitigation report and the full tax bill with the district assessment on it. And I say this early because it saves time: the water here is managed freshwater. It is beautiful and it does not go to the ocean. If a boat is part of the plan, Weston is the wrong city and I will tell you that on the first call.

Weston associations govern roof color and material, paint, driveways, fencing, generators and landscaping. If you plan to change the outside of the house at all, read the section's guidelines during the inspection period.

Most of the city went up between 1985 and 2005, which puts a lot of houses on their second roof and their first set of shutters. The wind mitigation report, not the kitchen, is what your insurance carrier prices.

Weston's lakes are managed freshwater with no route to the Intracoastal or the ocean. They are for the view and for small craft. Buyers who want dockage and boating need a different city, and I will say so early.
