Where the luxury homes are
The south oceanfront, near Haulover The end of the island closest to Haulover Inlet and the cut to the Atlantic. A mix of 1970s Collins Avenue buildings and recent replacements on the same oceanfront parcels.
The central Collins corridor The densest run of oceanfront towers, most finished after 2005, with full amenity decks and deeded parking. View corridors here depend on what sits directly north and south of the building.
The north end toward Golden Beach Lower density at the top of the island where the barrier narrows. Ocean frontage is wider per building and the beach is quieter because there are fewer doors on it.
The Intracoastal side Buildings on the west side of Collins facing the waterway rather than the ocean, several with dockage. Same island, different price logic, and sunset rather than sunrise light.
Golden Shores The small enclave of houses on the Intracoastal side, one of the only pockets of detached homes on the island, with canal lots and private docks.

Sunny Isles Beach is a narrow barrier island between Haulover Inlet and Golden Beach, and nearly all of it is vertical. That makes the choice here unusually clean. You are not comparing neighborhoods, you are comparing buildings: when it was built, what the association has already paid for, which direction the unit faces, and what sits on the parcels immediately to the north and south.

So I work in that order. First the building file: milestone inspection status, the structural integrity reserve study, the budget, the master policy and two years of minutes. Then the line, walked at the hour you would actually be home, with the zoning on the neighboring lots pulled so you know whether the view is protected or just currently empty. Finishes come last. They are the easiest part of this purchase to change and the easiest part to overpay for.

Several Collins Avenue buildings date from the 1970s, which puts them well past the coastal milestone threshold. Ask what phase the inspection reached, what it listed, and whether the repair work is funded or still being debated.

The view corridor, and what can be built beside it

An ocean view on this island is often protected by nothing more than the setback next door. I check the zoning and any active applications on the adjacent parcels before you pay a premium for the sight line.

Deeded parking, valet and vehicle size

Some buildings deed the spaces, some assign them, and some run valet only. If you drive something large or keep more than two vehicles, confirm the garage clearance and the space count in writing.

Amenity cost versus amenity use

Spa levels, restaurants and beach service are real, and they sit inside your monthly number whether you use them or not. I compare the fee per square foot across the buildings on your shortlist so the tradeoff is visible.

Rental terms and approval

Minimum lease length, how many leases per year, and whether the board approves tenants all vary here. If renting is part of the plan, that section of the declaration decides which buildings stay on the list.

Which buildings should I be looking at?

That depends on three things: ocean or Intracoastal frontage, the amenity level you will actually use, and how much building repair history you are willing to inherit. Tell me those and I will shortlist four addresses rather than forty.

Is it wise to buy a condo in Florida right now?

It is wise to buy a well documented building. Since 2022 the required milestone inspection and reserve study have separated the associations that planned from the ones that postponed. The paperwork tells you which you are looking at, and I read it before you offer.

What is the difference between an ocean line and an Intracoastal line?

Ocean lines get sunrise, direct salt exposure and the beach at the door. Intracoastal lines get sunset light, waterway traffic, less salt on the glass and, in some buildings, dockage. Ask me which lines are trading and I will show you what is listed now.

Can I get to the ocean by boat from here?

Haulover Inlet sits at the south end of the island and is the direct cut to the Atlantic. Dockage is limited to the buildings on the Intracoastal side and the Golden Shores canals, so if a boat is part of the plan, say so first and I will filter on it.
