Surfside is a single square mile of barrier island wedged between Bal Harbour and the North Beach section of Miami Beach. The Atlantic runs down one side, Collins Avenue carries the oceanfront buildings, Harding Avenue carries the town center, and behind that a low-rise residential grid reaches the waterway on the bay side. The whole town is walkable end to end.

At that scale the decision is a building and a line, so my diligence is documentary before it is architectural. Milestone inspection report, structural integrity reserve study, budget, master policy and two years of minutes, read in that order, with the zoning on the neighboring parcels pulled so you know whether your view is protected or just currently empty. Then we walk the unit at the hour you would actually be home in it.

Do not accept "the building passed" as an answer. I want the report, the phase it reached, the specific items it flagged and the schedule for the work, because that document is the difference between two identical looking units.

How the structural integrity reserve study is funded

The study sets the required contribution, and the budget shows whether the association is actually collecting it. Underfunding shows up later as an assessment, which is a cost you inherit on the day you close.

The town's height and zoning limits on the parcels beside you

Surfside regulates building height, and that rule is part of what protects a view here. I check the zoning and any active applications next door before you pay a premium for a sight line.

Beach access and how the dune is managed

Oceanfront buildings differ in how they reach the sand, what the dune restoration allows and who maintains the walkover. It is a small detail until it is the thing you use every day.

Parking, storage and what is actually deeded

In a town this compact, on-street parking is limited and a deeded space, an assigned space and valet are three different things. Get the answer in writing, along with storage and bicycle access.

Frontage, salt exposure and cost. Oceanfront means direct beach access and sunrise, with a building envelope that takes far more weather. West of Collins you trade the frontage for a building envelope that takes less weather. Compare the carrying costs building by building.

How big is Surfside?

About one square mile, bounded by Bal Harbour to the north and the North Beach section of Miami Beach to the south, with the Atlantic on one side and the waterway on the other. Everything here is within a short walk of the sand.

Are there houses in Surfside?
